COLLABORATE - DESIGN - BUILD
First Meeting: The goal of our first meeting is to introduce you to the design-build proccess and gather information. We’ll ask questions to ascertain lot size, set-backs, square footage requirements and price range. This will help us gain a basic understanding of your needs so that we can proceed in the right direction. You will need to bring your ideas that you have gathered. Sample floor plans you like and pictures or sketches that show design details are a big help. We will leave this meeting with a preliminary concept ready for us to start studying. We will use this as a basis to develop our initial budget and design proposal.
Initial Proposal and Budget: Based on the information we have gathered with respect to budget and your design preferences we develop a rough set of plans. These include a floor plan layout, front elevations ( a view of the front of the house), and 3D pictures to give perspective. We will share with you our initial budget and specifications along with our proposed finishes and fixtures that fit your budget. The goal of this meeting is to ensure that we are moving in the right direction. If not, we can make modifications or start over. It’s important to be flexible. Before drafting an agreement we can meet again to address any changes.
Design-Build Agreement: After concluding that we are ready to commit to a Design Build agreement we will draft a contract. This will establish design specifications, allowances, building cost break-down along with a time schedule, finishes and fixtures. The agreement will also provide payment arrangements. We will then collect a design-retainer to be applied towards your design-cost. At this point we are ready to proceed with the design of your new custom home.
Design Review: After our draftsman and engineer have developed the first stages of your blue prints, we will meet to fine-tune the floor plans and elevations to ensure we have made an accurate exchange of information with the draftsman. The goal of this meeting is to finalize the plans for completion.
Final Plan Review: Once the draftsman and engineer have completed and approved your design, we will meet to present you with the final blueprints. We are now ready to start the permitting process with the city and parish.
Construction: Once the building permit is released, we are ready to start construction.
